Colorado Western Land is a real estate investment company specializing in cash land acquisitions throughout Colorado. We've purchased over 150 properties across all 64 Colorado counties since 2009.

Our focus is exclusively on vacant land — residential lots, recreational acreage, agricultural parcels, mountain subdivisions, and rural acreage from a half-acre to several hundred acres. We don't list houses, we don't represent sellers as agents, and we don't run a lead-generation network that routes your information to other investors. We're a principal buyer: every Colorado parcel we contract for goes onto our own balance sheet for resale, partnership with builders, or long-term holding.

The reason that matters: a principal cash buyer can quote a firm number on day one, sign the same day if you agree, and close at the title company two to three weeks later. There's no chain of contingencies, no inspection-period renegotiation, no buyer financing that might fall through, and no risk that your sale collapses because some downstream party in the transaction backed out. The price we write into the purchase agreement is the price you walk away with at closing, minus only existing liens against the parcel itself (back property taxes, mortgages, HOA balances).

Over 15+ years, we've bought parcels in Colorado markets that most agents won't even list — the Wet Mountain Valley HOA lots that won't pass percolation tests for septic, the San Luis Valley dryland parcels that aren't economical for irrigated farming anymore, the South Park 5-acre lots inherited from grandparents who bought during the 1960s recreational-land boom.
